PLAN DETAILS
- Zone change sought for 60 acres of the 208-acre property to accommodate town homes.
- Proposed construction includes:
- 87 single-family houses on 1-acre lots. Each would be 4,000 square feet and sell for about $800,000.
- 314 market-value townhouses, each 2,300 square feet, selling for about $500,000.
- 72 workforce townhouses, each 1,800 square feet, and selling for about $300,000.
- 24 rentals for Ramapo volunteers.
- About 45 acres would be left undisturbed.
- Storm water retention ponds and groundwater recharging of the aquifer.
- Developer proposes solar-powered hot water systems for some units.
  • Sewer upgrades proposed to be done by the developer: replacing the Route 202 pump station,
  • constructing a new main and pump station to the Scenic Drive area, replacing sewer lines
  • from Scenic Drive to Wilder Road and upgrading the Wilder Road pump station.

What: Public hearings on the potential environmental impact of the Patrick Farm development,
and a zone change needed to build multifamily housing.
